The Inspection
To properly protect the lower patio area of this Fairfax home, the existing deck infrastructure required careful preparation. We began the process by strategically removing the necessary decking boards, railing panels, and post sleeves within the designated 325 sq. ft. work area. This approach allowed us to gain full access to the joist bays and structural posts without compromising the deck's overall integrity, ensuring a clean slate for the advanced waterproofing system.
The Process
To create a dry and functional outdoor living space, we installed a complete Trex RainEscape drainage system with plastic troughs, post flashing, and butyl tape to ensure a watertight barrier. A 5 in. K-style gutter and downspout system was added to efficiently divert water away from the foundation and was fully water-tested before enclosure. We then finished the 325 sq. ft. under-deck area with solid white vinyl soffit, six recessed lights, and a centered Java LED outdoor ceiling fan, creating a comfortable and polished covered patio.
The Result
The completed 325 sq. ft. project successfully transformed a previously exposed under-deck area into a fully protected, functional, and beautifully lit extension of the home. By combining the industry-leading Trex RainEscape system with custom electrical wiring and a pristine vinyl ceiling, we delivered a weather-resistant haven designed for year-round enjoyment.
