An Incredible New Outdoor Space
The Inspection
The initial phase involved the dismantling of the existing 238 sq ft deck and stairs, ensuring all debris was disposed of in a 30-yard dumpster. The removal of old footing posts was executed with precision, followed by the preparation of new footing holes to meet the specifications outlined in the construction plans. Compliance with local building codes was a priority, with footings set to a depth of 24 inches and an 18-inch diameter.
The Process
Construction of the new free-standing deck structure commenced, incorporating innovative features such as screen mesh between joists to prevent mosquito ingress. The deck was outfitted with high-quality Trex Transcend decking boards and a sleek black clip Hidden-Fasteners system. The addition of a Cocktail Railing in the screened area and Classic Railing for stairs enhanced the aesthetic appeal. White fascia boards were installed for a polished finish. The stairs were positioned on the left, as per the plans, with Trex materials ensuring consistency and durability. An 11 ln ft section of Trex Classic Railing was also added for extra safety and style. Decorative white screen panels and low-voltage Riser Lights on the stairs were installed for functionality and ambiance.
The Result
The project culminated in a stunning 238 sq ft deck at the rear of the house, complemented by a 168 sq ft screened gable roof that seamlessly integrated with the existing roof structure. The new porch featured robust white sleeve posts, white fascia boards, and trims, creating a cohesive and elegant exterior. The open ceiling interior with visible trusses and a centrally placed outdoor Ceiling Fan Java Led added to the charm and comfort of the space. The roof was completed with Certainteed Landmark architectural shingles in Colonial Slate, ensuring a durable and attractive finish, complete with K-style gutters and downspouts for effective water management. The project not only expanded the living space but also elevated the home’s overall aesthetic and functionality.
